You are welcome to pop along to our yard to view the houses for sale. We are located at 2471 State Highway 1, Brynderwyn (5kms north of Kaiwaka). We also have a yard for overflow of houses at 1916 State Highway 1, Kaiwaka. Our office (at the Brynderwyn yard) is manned Monday - Friday, 8.30 - 5pm but if you turn up outside of these hours you are still able to look at the houses and read the information posted in the windows.

How long does it take to shift a relocatable?The transportation of your relocatable occurs within one night. The entire process including installing foundations may vary depending on your site and availability. The average 3-bedroom home is around 3 - 4 days.

What is the price for transportation of my relocatable?The first 100 kms from our yard - Brynderwyn or Kaiwaka - are free. But after that it is dependent on the actual address, access and the house being moved. In order to quote properly on this we need to know which house you are buying and the actual address. We then need to plan out the route. We also need to take into account the actual house being moved and where it is located. You can also start working out some of your costs by using our Relocatable Calculator found here on our website. You will be responsible for all Council requirements, preparing your site and organising dates for the move.

Where do you deliver to?We can deliver between Auckland and Cape Reinga.

Do I need Council approval to relocate a building?Yes. All buildings will require a building consent, and probably also a resource consent (your Council will confirm this). A second-hand building report will be required - we complete the report for the houses we sell, in addition to supplying a floor plan. Each Council has their own application form for a building consent. You will need to submit a current Register of Title which can be obtained from Land Information New Zealand (or your lawyer if the land was recently purchased). You will also need to provide a site plan, drainage plan and foundation plan available from either a draughtsperson or an architect. We can recommend people in your area. Your Council will advise if they require any other information, e.g. engineering Geotech report, re-site report. As Council processing can take some time, you should apply as early as possible and check what the likely timeframe will be.

Are your houses tested for Methamphetamine?No. Whilst we make every effort to ensure a house is not contaminated, we recommend that buyers get a laboratory level test done as part of their due diligence prior to purchase.

If I buy a house from you, what are the payment terms?Repiles and Relocatables require a 50% deposit when you purchase the house and sign the contract which will secure the house for you. A further 25% is payable at least 72 hours prior to delivery of the house. Then the last 25% is payable when the house is placed on permanent piles at your site. This may be negotiable in individual cases.

What happens if I want to relocate my house with you?That's easy: you accept our written quote which includes the following information: The price; Any work required to prepare the house to shift, e.g. removing it from its current foundations; Transportation permits from relevant authorities, e.g. electricity boards, Councils, NZTA; New foundation specifications for your house; Bracing of the house prior to travel, including cutting of the house if required and reassembling at the new site; Any roofing amendments, e.g. we may need to lower the roof structure and re-erect it again at the other end.

What other services do you offer?In certain circumstances and dependent upon demand, we can re-pile your house or raise its level. But we are often too busy with relocatables to get a chance to do re-piling or lifting. Contact us for other options or to go onto our waiting list. Sorry, we are unable to do contracted shifts/relocations at this time.

How long does it take to place the house on it's foundations?This can take anywhere between 1 - 5 days, depending on the job. This involves installing the foundations to your Geotechnical engineers’s specifications. A standard foundation (which is included in the house price) are piles that are 900mm long (300mm above the ground and 600mm below the ground) but some sites may require non-standard foundations. Placing your house on this permanent foundation is the last step in RNR’s process.

What about insurance?RNR is responsible for insurance while the house is at our yard or is at the original site. The client is responsible for getting insurance to cover the transportation. We can recommend a trusted broker who understands the industry. Please enquire for more information.

Do you buy houses for removal?Yes, we pay top dollar for top quality homes and are always looking for new stock. Please call Marsh on 021 085 70492 to discuss.

Can you hold my house for me while I get the consent process underway?Yes, we will hold your house in our yard for three months after your 50% deposit has been paid. After that time, we will charge $80 per week. We recommend you get the process with your council started as soon as possible to avoid this extra cost.

Does the house come with a code of compliance?No, but we will supply a Second-hand Building Report. You will have two years after the house is put onto its permanent foundations to arrange for a code of compliance as a new building. different councils have different requirements

What reports or consents do I need to get?All buildings will require a building consent and potentially a resource consent. You will need to apply for a Geotechnical report for the house foundations and drainage plus a Wastewater report. Your draughtsman will need to provide to council site plans, drainage, and foundation plans. You may be required to provide an engineering report, dependent upon the site. Check to see if you need to include septic plans. You or your Town Planner can consult your local council for this. Different councils have their own applications. You will need to submit to your council a current Register of Title from Land Information New Zealand (https://www.linz.govt.nz/land/land-registration). Apply for this as soon as possible as this can take some time. Or consult with a Town Planner to assist you with organising all that is required. The house may not legally be lived in or tied to the foundations until a Building Consent is granted.

Do I need to apply for permits to relocate the house?No. RNR will apply for all permits associated with the relocation of the house. We do not do any of the services connections to the house. You will need to organise this with a builder and have all the Geotechnical reports, Wastewater reports and building consents from your council.

Can I use my Kiwisaver?If it is your first home it may be possible to use your KiwiSaver. You will need to check with your Kiwisaver provider to see if you’re eligible.
